Qualifications Section for SerenityHomes KC Tenant Applications

At SerenityHomes KC, we strive to maintain a safe and positive community for all our residents. Below are the qualifications required to apply for a rental property with us. Please review these criteria carefully before submitting your application.

Income Requirements

Applicants must have a gross monthly income at least three times the rent of the property for which they are applying. Income must be fully verified through the following documents:

  • For employed applicants: Recent paystubs.

  • For self-employed applicants: Last 60 days of bank statements and the previous year's tax return showing the required income amounts.

Credit Requirements

A minimum credit score of 600 is required to qualify. If you do not have any credit history reporting, we may consider a co-signer who meets our credit requirements.

Background Check

A criminal background check will be completed for all occupants aged 18 and older. We do not accept any felony convictions involving violence against other persons within the past 7 years. For other felonies, individual assessments will be conducted considering various factors including the nature and severity of the conviction, the time elapsed since the conviction, and evidence of good conduct before and after the incident. An applicant’s criminal history that poses a direct threat to the health or safety of other individuals, or could result in substantial physical damage to the property, may result in the rejection of the application.

Pet Policy

We love your fur babies as much as you do! Our pet policy is as follows:

-$250 Deposit (non-refundable) for each animal.

-$35 pet rent for each dog. 

OR for dogs we offer a $500 upfront fee to cover deposit/rent per dog.

-For cats we just ask for the one time (non-refundable) $250 per cat. 

-Limit is 4 pets (Is negotiable) 

(Three Pillars does not have a breed restriction or weight restriction)

Eviction Policy

Applicants with any eviction records will unfortunately not be accepted. This policy helps us ensure the stability and reliability of our tenant community.

Application Integrity

Falsifying any information on the application will result in immediate rejection. It is crucial to provide accurate and truthful information throughout the application process.
